Softener and twin carbon tanks installed - Pump Repair Services, Orlando FL

Central Florida well water comes up out of the Floridan Aquifer carrying the same three things almost everywhere: iron that stains, sulfur that smells, and hardness that scales. You can chase each one at a single faucet, or you can treat the water for the whole house at the point it enters, which is what we do. After four decades on these wells, we know exactly what this water does and how to fix it, because we are the same people who service the pump that draws it.

Our approach is natural multi-stage aeration rather than a tank full of harsh chemicals. We test your actual water on site, size the system to it, and quote the whole job after that diagnosis. When treatment is the right call, we handle it start to finish; when a cheaper fix will do, we tell you.

The three things wrong with most Central Florida well water

Iron, sulfur, and hardness, and how we treat each

Nearly every treatment call in Central Florida comes down to one or more of three problems. The good news is that a properly sized whole-house system handles all three at once, so you are not stacking single-fixture filters and hoping.

01

Iron and rust staining

Iron in the water leaves orange and brown stains on sinks, tubs, toilets, and laundry, and it builds up inside fixtures and appliances over time. It is the most common well-water complaint we see here, and no amount of scrubbing keeps up with it, because the iron keeps arriving with every gallon. Aeration-based treatment pulls the iron out of the water before it ever reaches your fixtures, so the staining stops at the source instead of on your countertops.

02

Sulfur and the rotten-egg smell

That struck-match, rotten-egg odor is hydrogen sulfide gas dissolved in the water, and it is a signature Central Florida problem. It is not dangerous in the amounts most wells carry, but it makes water unpleasant to drink and shower in. We treat it with aeration and carbon rather than harsh chemicals, so the smell is gone without trading it for a chlorine taste.

03

Hardness and scale

Hard water is loaded with calcium and magnesium, and it leaves scale in your pipes and water heater, spots on your dishes, and a filmy feel on your skin and hair. That scale is quietly expensive: it shortens the life of every appliance it coats and makes your water heater work harder every day. A water softener trades those minerals out before they can settle, protecting your plumbing and appliances and making the water feel genuinely clean. Our whole-house water softener system, including installation and a three-year warranty, is $5,999, with financing available. Learn more about water softeners →

How whole-house multi-stage aeration works

Rather than one filter for one problem, a multi-stage system treats the water as it enters the house, in the right order. Aeration introduces air to pull iron and sulfur out of solution, media stages capture what the air releases, and a softener finishes the job on hardness. Because it is sized to your specific water, every faucet, shower, and appliance in the house gets the same treated water, not just the kitchen sink. Getting the order and the sizing right is the whole difference between a system that lasts and one that clogs.

Why Central Florida water is like this

Central Florida sits on the Floridan Aquifer, water that has moved through limestone and organic layers on its way to your well. That is where the hardness, the dissolved iron, and the hydrogen sulfide come from, and it is why the same three problems show up on well after well across Orange, Seminole, and Lake counties. The upside is that this is not mystery water. It is water we have treated for four decades, so a properly staged system handles exactly what the aquifer hands you, no guesswork required.

How a treatment job goes

Tested, sized, and installed for your water

01

We test your actual water

Call (407) 809-8805 and we respond immediately. Treatment is never one-size-fits-all, so we start by looking at what your water actually carries: iron, sulfur, hardness, sediment, before recommending anything.

02

Right-sized recommendation

We size the system to your water and your household, so it is neither undersized and overwhelmed nor oversized and wasteful. If a single problem calls for a single fix, we say so instead of selling a whole system.

03

One all-in quote

You get the full price before any work starts, with no add-ons. The number covers the system and the complete install.

04

Complete installation

We install the system start to finish: the plumbing tie-in, the drain line, the media, and the initial setup. You are not left to finish or program anything.

05

Verify and explain

We confirm the water is coming through treated and show you how the system works and what little upkeep it needs, so you are not guessing later.

What whole-house treatment covers

The stages and equipment we install

Stage/componentWhat it doesNotes
AerationPulls iron and sulfur out of solutionNatural, no harsh chemicals
Iron/sulfur mediaCaptures what aeration releasesSized to your iron and sulfide levels
Sediment filtrationRemoves grit and particulateProtects downstream equipment
Water softenerTrades out hardness mineralsClack gold WaterShield valves
CarbonPolishes taste and odorAlso used for city-water chlorine
Whole-house tie-inTreats every fixture at the point of entryOne system, not many single filters

We do not push reverse osmosis or point-of-use distillation. When the whole house is treated properly, a separate drinking-water gadget is usually just an added expense, and we would rather not sell you one you do not need.

How pricing works

One quote, sized to your water

There is no flat price for water treatment, because the right system depends entirely on what your water carries and how big your household is. We test the water, size the system, and give you one all-in price for the equipment and the complete install, with no add-ons. When a single, smaller fix will solve your problem, we quote that instead of a whole system.

Water treatment FAQ

Questions we hear about well-water treatment

Emergency call
(407) 809-8805
01 Why does my well water smell like rotten eggs?

That is hydrogen sulfide gas dissolved in the water, a common Central Florida issue. We treat it with aeration and carbon, so the smell is gone without adding a chlorine taste in its place.

02 Why does my water stain everything orange or brown?

Iron. It is the most common well-water complaint we see here, and aeration-based treatment removes it before it reaches your fixtures and laundry.

03 Do you use chlorine to treat the water?

Our approach is natural multi-stage aeration rather than harsh chemicals. Aeration and carbon handle iron and sulfur without dosing your water with chlorine, which is the treatment most Central Florida homeowners prefer.

04 Will one filter fix all of my water problems?

Almost never. Iron, sulfur, and hardness are different problems that need different stages, which is why a single under-sink filter disappoints so many people. A properly sized whole-house system handles them together.

05 Do I need a softener and a filter, or just one?

It depends on your water. Some wells need iron and sulfur treatment, some need softening, and many need both. We test first so you buy what your water actually requires, not a package you do not.

06 Do you install reverse osmosis or distillation systems?

No. When the whole house is treated properly, a separate reverse-osmosis or distillation unit is usually an unnecessary add-on, and we would rather not sell you one you do not need.

07 How often does a whole-house system need service?

It depends on your water quality and the media, but far less than the single-cartridge filters people replace constantly. We will tell you the real upkeep for your system when we install it.

08 Can you treat water for a home on city water, not a well?

Yes. City-water homes often want softening and chlorine or chloramine removal, and we handle that too. See our city-water treatment page.

09 Is my rotten-egg smell dangerous?

In the amounts most Central Florida wells carry, it is a nuisance rather than a health hazard, but it makes water unpleasant enough that most people want it gone. If yours is unusually strong, we will look at why.

10 Will treatment protect my plumbing and appliances?

Yes. Removing iron, sediment, and hardness keeps scale and staining out of your pipes, water heater, and fixtures, which is a large part of why whole-house treatment pays off over time.

11 Do you service treatment systems you did not install?

Yes, in most cases. If your existing system has quit keeping up, we can look at whether it is sized right and repairable or due for replacement.

12 Do you test my water, or do I need a separate lab test?

We evaluate your water as part of the visit, iron, hardness, sulfur, and sediment, which is enough to size the right system for the common Central Florida problems. If something unusual turns up, we will tell you when a certified lab test is worth doing rather than sizing on a guess.

13 How long does a treatment system last?

A well-built, properly sized system runs for many years on routine media service, far longer than the disposable cartridge filters people swap every few months. We use quality media and valves so the system is an investment, not a recurring expense.

14 Can treatment fix fixtures the water has already stained?

It stops the damage going forward. Treatment removes the iron and hardness so new staining and scale stop forming, though stains already set into old fixtures may still need cleaning or, in bad cases, replacement. The point is to draw the line and keep it from getting worse.
